This project entailed construction of a new (3) story 44,352 square foot senior living apartment complex known as Rush Senior Gardens. The complex is located at 1530 Bond Avenue in the city of East St. Louis Illinois. Building construction consists of primarily wood framing with masonry and vinyl siding exterior. There are (54) single bedroom apartments with full amenities accessed by common hallways and equipped with elevators. Each level of the complex includes a Lounge area, Laundry room, and (2) exterior patios. The ground level also includes a large Multi-Purpose room and computer room for the tenant’s convenience. The biggest hurdle on this project was the construction of a large water retention basin on a very level site located within a 100 year flood plain. Since no dirt could be imported or exported the building pad was raised by 2’ to overcome the excess fill from the retention pond to allow proper drainage from the new parking surfaces.
