This project consisted of 21individual homes with full basements. These homes are “Energy Star” rated homes with 2 x 6 insulated walls and insulated vinyl windows and a very tight air exchange rating. Basement walls are also insulated. High Efficiency furnaces with air exchangers and instantaneous full house water heaters were utilized to keep energy consumption costs down for the tenants. These projects are one of the first to use the MSD “Rain Garden” water detention system. Building construction consisted of wood frame structural wall and roof elements with brick veneer and vinyl siding as exterior finishes. Utilizing 35% minority subcontractor participation, the project was completed four months ahead of schedule, despite unusual weather conditions which allowed for the full benefit of tax credits.
